DEVELOPMENT PERMITS

The Development Officer coordinates the application process between the applicant and the Land Use and Development Authority. The following documents will help to guide you through the development process:

A Development Permit Fee of $75.00 (non-refundable), plus $6.50 for every $1,000.00 of construction value of the development to a maximum fee of $20,000.00, is made payable to Kananaskis Improvement District in the form of a cheque or money order.

All applications, along with the prescribed fee, shall be submitted to the Development Officer in writing and shall include the information required under Part 3 of the Land Use Order. The applicant is responsible to review the entire Land Use Order and meet all conditions. Applications must be received by the Development Officer 14 days prior to the next scheduled Subdivision Development Authority meeting. This committee meets the second Tuesday of each month. An application for a development permit shall not be considered complete until all information required under the Land Use Order has been submitted and accepted by the Development Officer.

Under contract to the KID, Superior Safety Codes Inc. provides safety code permitting and inspection services according to the Safety Codes Act.

The development review process may take up to 180 days upon receipt of a complete application. Notices of the Development Authority’s decision are sent out to the applicant along with any conditions that may apply.

DEVELOPMENT REVIEW

Development Policies

Unlike most other municipalities, the KID is not subject to Part 17 Planning and Development of the Municipal Government Act. Development within the Kananaskis Improvement District (KID) is regulated through the Subdivision Development Authority review and permit process as established by the KID Land Use Order (Ministerial Order 10/10). DEVELOPMENT AUTHORITY

Kananaskis Country Interdepartmental Consultative Committee (KCICC)

KCICC functions as the Planning and Development Tribunal, also referred to as the “Coordinating Authority”, is established under the KID Land Use Order with the purpose of overseeing and coordinating land use in KID. The KID is represented on this Committee by the Chief Administrative Officer.

Kananaskis Subdivision Development Authority (SDA)

The Kananaskis Subdivision Development Authority, also referred to as the “Development Authority” was established under the KID Land Use Order, the KID is represented by both the Chief Administrative Officer and one member of Council.
Alberta,Environment and Parks provides a staff person to serve as a KID Development Officer and is responsible for confirming the application, coordinating the review process, presenting applications to the SDA and the primary contact for all applicants through the entire process. Building inspections and permitting are provided under contract to the KID and is the responsibility of the applicant to contact this agency.

DEVELOPMENT APPEALS

Appeals from decisions of the SDA are heard by the Subdivision and Development Appeal Board (”SDAB”).

To appeal a decision, a notice of appeal must be filed with the SDAB through the KID Development Officer. The Notice of Appeal must be in writing and provide the following information:

A legal description of the land that is the subject of the subdivision or development permit application

  1. The name of the appellant
  2. A mailing address for the appellant
  3. A contact telephone number for the appellant
  4. A copy of the decision that is being appealed
  5. A clear statement of the reasons for the appeal

The Notice of Appeal must be filed with the Development Officer within 21 days of the date on which the SDA signed the decision that is being appealed. It is critical that the appeal be received by the Development Officer on or before the final day of the appeal period.

The SDAB will schedule a hearing for the appeal within 60 days of the date that the Development Officer receives the Notice of Appeal.
